What is furnace maintenance and why should it be done?

Furnace maintenance is when a mechanically certified technician performs a series of tests on your furnace to find out what parts are functioning up to the manufacturer’s specifications, and what parts are not. Running these tests ensures you will not experience a breakdown in peak season. Furnace maintenance includes extracting the burners and cleaning them. Each furnace maintenance includes a 25 point inspection on all components of the furnace. To see each component we test, please reference the comprehensive checklist below.

  • Check thermostat operation and wiring
  • Check system for operation
  • Inspect filtration system
  • Inspect blower motor and wheel
  • Verify blower speed and setting
  • Check capacitor micro farad reading
  • Check inducer motor amp draw
  • Check blower motor amp drawCheck ignition system
  • Verify gas shutoff operable
  • Inspect for gas leaks
  • Verify gas valve operational
  • Check gas manifold pressure
Inspect and test all internal high limits
  • Visually inspect all internal wiring
  • Check or clean burner assembly
  • Check temperature rise
  • Check restrictions in duct system
  • Verify venting intact and meets code
  • Verify proper combustion air
  • Inspect electrical circuit (fuse size, dedicated line, etc)
  • Inspect heat exchanger for areas of concern
  • Test for carbon monoxide
  • Check for carbon monoxide detectors
  • Check for proper and safe operation post inspection

Importance of keeping your furnace clean

Part of keeping your furnace clean is getting your burners cleaned at least once a year. It is essential to clean burners because if they are left dirty it creates an improper air fuel mixture which will produce carbon monoxide. Buildup of particulate inside the furnace can cause parts to fail prematurely. For example, just one millimeter of dust buildup on your blower wheel will mean the wheel won’t be able to capture or distribute air properly. This causes furnaces to overheat and air conditioners to freeze over. You might be thinking, “Wow, all of that over just one millimeter of dust on one component of my furnace?” Yep, that’s right! Get your furnace cleaned today!

Importance of keeping your evaporator coil clean

The evaporator coil’s purpose is to help cool your home in the summer. During the winter, however, air still needs to be able to flow through the coil in order to allow your furnace to heat your home. If the coil is clogged, the warm air will not be able to pass through your furnace into your ducts to heat your house. Not only will a clogged evaporator coil cause your home to not be heated as efficiently, or sometimes not at all, but a clogged coil can also be the culprit of your furnace overheating. The clogged evaporator coil will add pressure to your system and may cause your high limits to trip as well as different components to fail prematurely. If you have never had your evaporator coil cleaned call and schedule an appointment with us today to avoid unnecessary breakdowns!

How often should you schedule maintenance for your furnace?

Furnace maintenance is recommended, in some areas, twice a year. Timely maintenance can avoid untimely breakdowns.

How can you tell if you need maintenance performed on your furnace?

If you haven’t scheduled maintenance in over a year, call and schedule furnace maintenance with us today. If your furnace is blowing cold air when you’re asking for heat or has stopped functioning overall, it may be a sign that furnace maintenance is long overdue. Sometimes bizarre sounds and smells can also be a sign that your furnace needs maintenance or repair.

Things homeowners can do on their own to help maintain their furnace.
The first thing you should ask yourself when your furnace has stopped working is, “when is the last time I changed my filter?” Sometimes just changing the filter can fix whatever problem you may be experiencing. Filters should be changed on a monthly basis to avoid unnecessary breakdowns and strain on your system. Changing your filter regularly is essential! If your furnace filter is located somewhere hard to reach, we offer maintenance plans that include monthly visits for filter changeouts. Give us a call today to schedule your furnace maintenance!
